Do I need a permit for my sunroom?
Yes. In almost all cases, a building permit is required for your new sunroom. While some applications are more difficult than others, Four Seasons Sunrooms alleviates the planning and application from you.
What is a minor Variance?
A minor variance functions as an additional permit. In newer subdivisions, homes are built with lot coverage setbacks completely maximized. Should you need to apply for a minor variance with the building department, our team will handle the application process to allow us to exceed the maximum lot coverage and setback regulations.
Sunroom Design and Amount of Allowable Glass
When your sunroom is in close proximity to your neighbours property line, the allowable glass on that wall will vary. This is determined at the time of building permit application. As per the Ontario Building Code, if you are under 1.2 meters from your neighbours property line, you can’t have any glass on that wall. The further you go from this mark will allow you more glass square footage on that wall. The reason for this is for “flame spread”. If there is a fire in your home, the first place it will break through is glass. This is to prevent a fire from spreading to the property next door. The only exception to this rule is screen rooms.

These rooms offer maximum usability in the spring and fall when the weather is neither too hot nor too cold. During the summer, clients often use three-season rooms with the windows open for ventilation, treating the area like a screen room with the option to close the glass if it rains or if there are strong winds.
In contrast, a Four-Seasons Sunroom uses insulated high-performance glazing, which allows you to control the temperature in the room, making it comfortable year-round.What Do You Have Existing?
Many clients have an existing deck that they want to convert into a sunroom. Depending on how the deck is constructed, we can sometimes utilize it as the floor for the sunroom. However, in many cases, we need to install additional foundation support or provide structural upgrades to the deck to ensure it can support the new structure and meet Ontario Building Code requirements.
